The importance of good planning
This project involved remodelling the lower ground floor of a large mid-terraced property in London, and extending out into the back garden, including a landscaping makeover. The work included removing a major internal structural wall at the lower ground floor level, and also lowering the floor level by underpinning the party walls between houses and creating a basement in the front garden right up to the boundary of the pavement and neighbours' gardens. Not exactly a simple house extension!
How the homebuilding essentials team helped
The owners were living in the house and had some great ideas for the project and needed a team to professionally design and specify the project, plus someone to lead the process and to arrange the necessary planning consents on their behalf. They were at the beginning of their house renovation journey and there was a lot to do… Luckily, they got in touch for some extra help. In this case, we advised, co-ordinated and managed all three of the Plan It, Build It and Certify It stages, working with a broad team of specialists along the way. The owners planned to excavate their basement up to the front boundary of a property, and adjacent to a public footpath or road - and when this happens the local authority will always want to see the structural engineer's designs and calculations - so, we duly added it to the work plan, and there were no delays.
homebuilding essentials says
Good planning doesn't need to delay progress, and you definitely need to do it. In our experience, it's always best to always start with a pre-construction programme, by means of a project tracker, so that you can clearly set out all the work that needs to be done in the Plan It stage to prepare a project properly for all the building work to come. Within the homebuilding essentials' Plan It module you get access to your own online project tracker - and by using it, you can not only avoid unexpected hitches, but you can also set milestones for the design team and send your project plans and scope of works out to builders for pricing at the right time in the process.
